A luxury property in Snarøya, which has been on the market for over a year, has had its asking price reduced by 35 million kroner. The villa first went unsold in July 2023. The price cut follows a change in the real estate agency handling the sale.
The property, located in one of Oslo’s most exclusive neighborhoods, was initially listed for a premium price reflecting its size, location, and amenities. Despite its appeal, no buyers materialized during the first year. Industry figures suggest that high-end properties in the capital region often require longer marketing periods, especially when initial expectations are set high.
The new asking price now stands at NOK 145 million, down from the original NOK 180 million. The agency involved in the revised sale confirmed the adjustment but declined to comment on specific reasons for the delay or the price reduction. Local brokers note that such corrections are not uncommon when properties remain stagnant in a competitive market.
Real estate data from Eiendom Norge shows that while the Oslo market has seen price growth in some segments, demand for ultra-high-end homes has softened in recent quarters. The Snarøya villa, with its waterfront access and large grounds, remains a sought-after asset despite the adjustment.
The price cut signals a shift in strategy rather than a distress sale. Sellers are increasingly aligning their expectations with current market realities to attract qualified buyers before the summer selling season.
